First LEEDv4 CS Platinum Storage and Distribution Project in Mexico and all of North America.
The challenge
The MTY042 project was certified as LEED v4 CS Platinum in May 2023, being the first LEEDv4 CS Platinum warehouse and distribution project in Mexico and North America. The project earned 90 points, making it the highest-scoring LEED v4 BD+C: CS warehouse project at the time of its certification. Solutions included an integrative design based on the LEED standard, mitigation of the "heat island" effect with reflective materials, runoff management to prevent water pollution, and promotion of alternative transportation and sustainable mobility for pedestrians and cyclists.
Additionally, water and energy efficiency measures were implemented, such as the use of native plant species, low water consumption installations, high-efficiency LED lighting systems with integrated sensors, and 500 kW of photovoltaic panels. 100% of the water used is directed to a treatment plant and the treated water is reused in bathroom fixtures (toilets and urinals) and irrigation, saving over 70% of indoor potable water and 100% in irrigation. For indoor environmental quality, air filters and low-emission materials were included to ensure occupant health. Innovation in design was also highlighted with educational signage to maximize building benefits and minimize climate change-related risks. The project is the first implementation of FIBRA Macquarie's Volume prototype, with 7 other projects in the process of certification.

Project Brief
The MTY042 project is an initiative by FIBRA Macquarie aimed at setting a sustainability standard in the construction of industrial warehouses. During the planning phase, it was decided to certify the project through LEED® of the US Green Building Council (USGBC), focusing on energy efficiency, proper use of construction materials, and indoor environmental quality.
Additionally, it aimed to reduce CO2 emissions and promote alternative mobility options such as public transport and cycling. MTY042 is the third industrial warehouse developed by FIBRA Macquarie Mexico under LEED standards, with an exemplary focus on sustainability and aiming for LEED Platinum certification. The project is based on prefabricated concrete structures, reflective roofs, and, for the first time, includes photovoltaic energy.
